What if my inspection fails — do I get a free re-clean?
Yes, if your landlord or letting agent flags anything covered by the cleaning checklist within the 168-hour guarantee period, you can request a free re-clean. The guarantee applies only if the property remains empty and unchanged after the original clean.
How much does end of tenancy cleaning cost in London?
End of tenancy cleaning in London usually costs between £100 and £500, depending on the property size, condition and any extra services. A one-bedroom flat is usually cheaper, while larger houses or properties needing add-ons cost more. Check the prices section for current rates and discounts.
How long does the clean take?
The service usually takes between 3 and 6 hours, depending on the size and condition of the property. Larger homes, heavily used kitchens, bathrooms or added services may take longer. The cleaners work until the included checklist tasks are completed.
Can I book a video survey for a larger property?
Yes. For properties with 5 or more bedrooms, a video survey can be arranged before booking. This helps us assess the property more accurately and provide a personalised quote. The survey is usually done via WhatsApp or FaceTime and takes only a few minutes.
Can I have the clean done while I am still at the property?
Yes, but extra charges may apply if personal belongings are still present. Please note that the re-clean guarantee may be waived if the property is occupied, cluttered or changed after the service, as this can affect the final cleaning result.
Do I need to move furniture before you arrive?
The property should be empty or nearly empty. Light furniture may be moved where reasonable, but cleaners do not move heavy furniture, large appliances or unsafe items. If furniture blocks access to areas that need cleaning, those areas may not be covered by the guarantee.
Are detergents and equipment included?
Yes. The cleaners bring the professional detergents, tools and equipment needed for the end of tenancy clean. You only need to provide access to electricity, hot water and working lights so the team can complete the service properly.
Where can you park, and what happens if there is no parking?
Please arrange suitable parking as close to the property as possible. If paid parking is required, the cost may be added to the final price. If there is no nearby parking, the team may need more time to unload equipment and access the property.
How do you get access if I am not there?
You can arrange key collection, leave keys with a concierge, landlord, letting agent or trusted person, or provide access instructions before the appointment. Please make sure the cleaners can enter the property at the scheduled time to avoid delays or cancellation fees.
Are walls cleaned as part of the service?
Wall washing, stain removal, repainting and mould treatment are not included in the standard end of tenancy clean. The cleaners can remove light dust or cobwebs from accessible areas, but marks, scuffs, damp patches and mould require separate treatment.
Can I book waste or furniture disposal?
Yes, waste removal and furniture disposal can be booked separately. This is useful if you need to clear bulky items, old furniture, appliances or rubbish before the cleaning appointment. The property should be cleared before the clean starts for the best result.
Are carpets, external windows and upholstery included?
No, carpets, upholstery, mattresses and external window cleaning are not included as standard. You can add them separately when booking. If you combine extra move-out services, you can save up to 40% OFF, depending on the selected package and availability.
Can my landlord require professional cleaning under the Tenant Fees Act?
Your landlord cannot charge you unfair professional cleaning fees, but you are responsible for returning the property to the same cleanliness standard as at check-in, allowing for fair wear and tear. Professional end of tenancy cleaning is often the safest way to meet checkout expectations.

Yes, same-day and next-day bookings may be available, depending on the schedule and property size. For larger homes, extra services or urgent move-out dates, it is best to book as early as possible to secure a suitable slot.
