What is a landlord boiler breakdown cover?

A landlord boiler cover will ensure that rental property owners are insured against breakdowns in the heating and hot water systems, as well as against repair issues with their components and pipe connections. A boiler cover for landlords also includes regular checks and an annual boiler service, which results in the issuance of a free Landlord Gas Safety Certificate.

Know your landlord cover needs

You can opt for a boiler cover for landlords only, or you can enjoy that extra property security, and increase your tenants’ safety and comfort by choosing from a landlord central heating cover or an all-inclusive home cover plan. With the latter, issues with all your utility systems (hot water, heating, electrics and plumbing) will be investigated and fixed by certified engineers whenever the need arises.

Why is it worth getting a landlord boiler cover?

If a boiler breakdown occurs in your rented property during the boiler manufacturer’s warranty period, due to other faults in the heating system, you’ll be looking at paying for the repair costs. And although you may not be legally required to get a boiler cover, it’s your responsibility to abide by the Landlords and Tenants Act 1985 by law. It stipulates that it is the landlord’s obligation to maintain gas appliances and utility systems in good order and resort to an annual boiler service, as well, not the tenant’s! What is an annual boiler service?

An annual boiler service makes sure that your boiler and its controls are regularly checked for their proper function, efficiency and safety. It also keeps your boiler manufacturer’s warranty valid, as well as prevents future major boiler repairs. Only Gas Safe registered engineers are authorised to perform an inspection and a boiler service. Note that all landlord care packages, described above, include a free annual boiler service, as well as a Landlord Gas Safety Certificate, also referred to as a Landlord Gas Safety Record. You’ll need to provide your tenants with a copy of this document. It’s worth pointing out here that you have no obligation to maintain the safety of any appliances owned by your tenants, however, you’re responsible for all gas pipework and connections.

  • Q: Are all engineers certified?

    A: Only approved engineers, who are gas safe registered, are assigned to each job.

  • Q: When can I claim for the first time?

    A: Once 14 days have passed from signing your contract, your first claim can be made, regardless of what landlord care plan you have opted for.

  • Q: How much is the call-out fee?

    A: Your landlord boiler, heating or home care plan comes with an unlimited number of call-outs, where a fee of £60 or £95 is payable for each fault for the duration of your contract. A call-out for the same malfunction should not incur any charges. There’s also an option for no call-out fees, subject to conditions.

  • Q: Do landlords need to be present at the property during a service?

    A: No, they don’t. We can always organise a boiler service with your tenants and make sure that your rental property is gas safe. All relevant reports and your Gas Safety Certificate will be then sent to you.

  • Q: How long does the contract last for and is it automatically renewed?

    A: All landlord boiler cover & care plans last for 12 months. You’ll be contacted 30 days before your plan’s renewal is due. Then, it will be renewed automatically unless you tell us not to go ahead. Furthermore, you’ll receive information if any changes in prices occur, due to inflation or amendments of the government’s tax rates. Also, the price can change, based on the number of claims you’ve made or because you’ve upgraded your landlord cover package.

  • Q: Do you consider including any type of hot water appliances under a landlord boiler and central heating care plan?

    A: Yes, with the exception of warm air units, electric boilers and LPG boilers. Our trusted partners work with Gas Safe registered engineers, who can inspect and service combi, regular and system boilers of any brand. They will render their labour and expertise, as well as do their best to provide spare parts to fix even older boiler models. Still, if your hot water appliance is beyond repair, you can claim 15% off the price of a new boiler, as long as the specialists we rely on install it for you.
