The first winter in a new apartment produces a predictable list. Internal doors that closed sweetly in July catch on the frame in January, a hairline crack appears above a doorway, a skirting opens up at a mitre, and a cupboard door that was level has dropped a couple of millimetres on one side. None of this indicates a badly built flat. It is a building drying out, and around King's Cross, where much of the residential stock is recent, that first-year settlement is the single most common reason a maintenance visit gets called.

Shrinkage, and why it happens on a schedule

A new block contains a great deal of water — in the screed, in the plaster, in the timber. As it leaves over the first heating season, materials move. Timber shrinks across its width rather than along its length, which is why a door frame narrows slightly and a door binds on the closing edge. Plaster shrinks away from a different material at a junction, which is why cracks appear at the head of openings and where a board meets a column. The correct response to almost all of it is to wait through one full heating cycle, then fix it once, rather than filling the same crack three times.

Easing a door without ruining it

A binding door is diagnosed before it is touched. Closing it slowly onto a strip of paper shows where the contact is, and in most cases the answer is not planing the leaf. Adjusting a hinge position by a millimetre, packing behind one hinge, or repositioning the keep moves the door within its frame and is reversible. Planing is a last resort because it cannot be undone, and on a fire-rated flat entrance door it also affects the gaps the door was certified with. Where the door has a closer, resetting the closing and latching speeds separately usually resolves the slam or the incomplete latch.

Board-lined walls and the fixing problem

Most internal walls in a modern flat are plasterboard on a metal frame, with cables and occasionally pipes running through pre-punched holes in those uprights. That combination means two rules. Nothing heavy goes up without locating an upright or using an anchor rated for the load, and nothing gets drilled above or below an outlet or a switch, because that is exactly where a cable drops vertically. A detector sweep is not optional here in the way it might be in a solid-walled house. Any new socket, or moving an existing one, is notifiable work and passes to electrical services for rented homes in East Finchley.

Balconies, terraces and what must not be penetrated

A balcony deck sits over a waterproof membrane, and the parapet or balustrade is fixed through a detail designed by somebody. Drilling into the deck to secure a planter or a screen, or fixing a fitting to the balustrade, breaches that design and in almost every lease is prohibited outright. Free-standing solutions weighted rather than fixed are the practical alternative, with wind exposure taken seriously on an upper floor. The lease and the building's handbook usually say precisely what is permitted, and reading that before a visit saves an argument with the management company later.

The building's own rules

Large blocks run contractor hours, require a goods route rather than the residents' entrance, and often ask for details in advance at the concierge desk. An appointment booked without that groundwork can be turned away in the lobby. Waste generated by the work leaves with the technician rather than going into the block's refuse room, since a duty of care applies to anything a contractor removes — and the refuse room itself, concentrating food waste from many flats, is why large buildings tend to hold a standing arrangement with local specialists.

Condensation in an airtight flat

Modern flats are sealed and rely on mechanical ventilation to move moisture. Filters clog, a unit gets switched off because it hums, a trickle vent stays shut, and within weeks moisture collects on the coldest surface — usually a window reveal or the wall behind a wardrobe. Cleaning filters and confirming the extract actually runs is part of routine upkeep; where growth has already established, it should be treated by the local team. Period conversions a short distance north have the opposite construction and an entirely different failure pattern, which is the regular ground of shelf and curtain fitting in Islington. The full range of tasks a single visit can cover is listed on our handyman service.
