The front bay of an interwar semi is generous, sunny and almost always wasted. A built-in window seat with storage underneath turns roughly two square metres of circulation space into somewhere to sit and somewhere to put things, and the interesting part of the job is that almost nothing in a bay is square, level or symmetrical.

Surveying a bay that was never built to a drawing

The three faces of a canted bay meet at angles that were set on site, and they are rarely the same on both sides of the centre line. The sill height often varies by several millimetres from one end to the other, the floor falls slightly towards the window, and the plaster on the returns is thicker at the bottom than the top. Every one of those has to be measured rather than assumed. A template made from thin board, scribed to the actual wall and floor, saves far more time than it costs and is the difference between a seat that fits and a seat with a tapering gap behind it.

Deciding the height before anything else

Seat height is set by two competing constraints. Comfortable seating sits in a fairly narrow band, and the top of the seat needs to finish below the window sill with enough margin to take a cushion without blocking the glass. In a house where the sill is low, the seat has to be shallower and the storage below it correspondingly smaller. Working out at the survey stage whether the sill allows a usable seat is more useful than discovering it once the carcass is built.

Building for a floor that is not flat

The carcass is built as a rigid box with a separate scribed plinth, so the box can be levelled independently of the floor. Fixing directly down onto a sloping floor and packing the front produces a structure that racks the first time someone sits heavily on one end. The back of the carcass is held to the wall with battens fixed into the masonry beneath the plaster, and the front is supported off the plinth. Ventilation matters here more than people expect, because a sealed box against an external wall under a window is a cold, still space.

Radiators, and the thing most people forget

The bay is nearly always where the radiator is. Boxing it in behind a solid seat front cuts the output substantially and traps heat against the wall. Where the radiator must stay, the seat front needs a generous grille area at the bottom and an opening at the top, and the storage in that section is given up. Moving the radiator is a plumbing job to be planned before the joinery is made rather than discovered during the fit.

Lids, hinges and the practicalities of using it

A single long lift-up lid is heavy, awkward and eventually gets left propped open. Two or three separate lids, each with a soft-stay stay to hold it, are far more usable. Alternatively, drawers on full-extension runners in the deeper sections avoid lifting a cushion every time. Finger pulls rather than handles keep the front clean, and a small gap at the back of each compartment prevents the lid becoming airtight.

Condensation behind and beneath a fitted seat

The wall under a bay window is a solid external wall, frequently with a cavity that was never insulated, and it runs cold. Enclosing it and filling the enclosure with stored bedding or books is an effective way of producing growth on the back of the carcass. Deliberate ventilation holes, a gap between the carcass and the wall, and not storing absorbent items against the outside face all prevent it. Where marks have already appeared on the wall under a window, the surface needs proper treatment by Fantastic Services, and enclosed spaces that show signs of other occupants are a matter for pest control across Ickenham.

Dust, finish and the sequence of the work

Most of the carcass is cut off site, but the scribing and fitting happen in the room and produce a great deal of fine dust in a space with a large window and soft furnishings. Sheeting and extraction are planned before the first cut. Painting is a separate stage once the filler has hardened. Cleaning through a room after joinery and decoration are complete is handled by weekend cleaning services in Ickenham. The seat is priced on the size of the bay, the number of lids or drawers and the complexity of the scribing, with a measured survey first. Comparable joinery a short distance away is covered by Hillingdon shelf and curtain fitting, and the broader range of fitting jobs appears on nationwide handyman services.
